Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers are sometimes surprised by how much cash is required beyond the down payment itself. For buyers with a real reason to be in a specific place for the foreseeable future, this market is workable, even if it is not cheap or easy. The homes that meet real criteria at a realistic price are still moving. They are going to the buyers who treated the process like the major financial decision it is.
Real estate rewards preparation more than it rewards timing. Nobody consistently calls the top or the bottom of a market, but buyers who show up informed and financially ready close deals in every cycle. A look at real estate listings and pricing data in your target area costs nothing and tells you a great deal.
